How to Check A Costa Rica Property Title
HOW TO CHECK A COSTA RICA PROPERTY TITLE USING THE REGISTRO NACIONAL (NATIONAL REGISTRY) WEB SITE
First click on the following link. It will open up in a new window, then come back here and follow the directions:
In the upper left hand side of this page you will see a box that says:
REGISTRARSE POR PRIMERA VEZ
Click there and enter the following at the screen that comes up:
Nombre: (1st name)
Primer Apellido (last name)
Segundo Apellido (middle name)
Telefono Movil (telephone number) (not sure, might require 8 #'s like Costa Rica #'s)
Otro Telefono (leave blank)
Email (use the one you choose for this)
Redigita su email (repeat your email address here)
Clave (Password) use 8 letters or numbers with one capital letter
Redigite su clave (repeat your password here)
*Verificar Imagen: This means to verify the image you see.
So it says:
"El resultado de la operación matemática es = "
and you enter the result of the math in the box after the "=" sign.
Note that sometimes they give you a negative number like 4-8 = -4.
Below that it says:
¿Está de acuerdo con los Términos y Condiciones de Uso?
That means "Do you agree with the terms and conditions of use?" so you click the box to put your check mark in there, then go ahead and click the button that says "REGISTRARSE".
You will now get an email in the inbox of the email address you gave which will have a link in it. Click that link and it will take you back to the main site where you can then sign in and do your business.
Once inside look for the button on the left that says "Consultas Gratuitas"(Free Reports).
Note that this Registro web site gives you free access to information recorded in the National Registry and it also allows you to print certified documents from the National Registry which may be needed for certain procedures.
To print these certified documents you'll need to pay with a credit card. But you can access and print documents from the site free, they just won't be "Certified".
Once you enter into the free report section you will have the options of searching the following 4 portals
1. REAL PROPERTY (Bienes Inmuebles) Real estate documents.
2. MOVABLE PROPERTY (Bienes Muebles) These are cars, motorcycles, boats and planes
3. SURVEY MAP (Catastro) Search by survey map number
4. CORPORATIONS (Personas Juridicas). Corporation names and numbers.
